Let's Find Your Perfect Coop

Buying a home is one of the biggest decisions you'll ever make. I'm here to make sure you make it with confidence.

Who I Work With

Every buyer situation is different. Whether this is your first time or your fifth, I tailor my approach to what you actually need.

First-Time Buyers

I love working with first-timers. There's a lot to learn, and I won't rush through it. We'll go step by step, from understanding your budget to making your first offer, until you feel ready and excited, not overwhelmed.

Move-Up Buyers

Ready for more space, more land, or a new neighborhood? I'll help you sell your current home and find the next one without the chaos of managing both sides alone. Let's build a game plan that keeps you from being stuck without a place to land.

Veterans & VA Buyers

VA loans are a tremendous benefit, and you deserve an agent who knows how to use them effectively. I'll connect you with VA-approved lenders and make sure your benefits are working hard for you from day one.

Land & Acreage Buyers

Buying rural property comes with its own set of questions: wells, septic, easements, agricultural zoning, and more. This is a specialty of mine. If you want land in Tuttle or Blanchard, you want someone who knows what to look for.

Not Quite Ready for a Traditional Mortgage?

A lease-to-own program might be the bridge you need. Tessa works with a vetted third-party program that lets you move into a home today and work toward buying it — without a hard credit pull or a conventional loan.

Soft Credit Check Only

The program runs a soft inquiry — the kind that doesn't affect your credit score. You'll find out what purchase price you're approved for without any damage to your credit report.

7% Option Consideration

Once we find your home, you bring 7% of the purchase price as option consideration money. No additional fees on top of that. The program confirms your funds before an offer is made.

Pick Any Home You Love

You're not limited to a special list. You can choose any home on the market as long as it appraises for the purchase price and is insurable. Tessa helps you search just like any other buyer.

Close in About 30 Days

Once your offer is accepted, the program handles the appraisal and inspection. It typically takes around 30 days from contract to keys in hand. Then you move in as your home.

Tessa is a vetted Realtor for this program — she can submit your application and walk you through every step.

The Buying Process, Plain and Simple

No mystery, no surprises. Here's how we go from first conversation to closing day.

1

Let's Talk

We start with a no-pressure conversation about your goals, your timeline, what you need in a home, and what you can live without. This is where I learn what "the right fit" means for you.

2

Get Pre-Approved

Before we fall in love with a house, we need to know what you can buy. I'll connect you with trusted local lenders who will give you straight answers and treat you right.

3

Start the Search

Now the fun part. I'll set you up with listings that actually match your criteria, and we'll tour properties together. I'll point out the things you might miss, good and bad.

4

Make a Strong Offer

When we find the right place, I'll put together a competitive, strategic offer. I know how to negotiate without burning bridges and how to protect your interests when things get tricky.

5

Inspections & Closing

I walk you through the inspection report, help you decide what to ask for, and manage everything through appraisal, title, and the final walkthrough. On closing day, you get the keys.

Buyer Questions

Yes! The builder's agent represents the builder's best interests, not yours. Having your own representation ensures someone is advocating for you during contract negotiations, design selections, inspections, and closing, and it typically costs you nothing, as the builder pays the commission.
Yes. Getting pre-approved before touring homes puts you in a much stronger position when you're ready to make an offer. Sellers take pre-approved buyers more seriously, and you'll know exactly what price range to focus on.
VA loans allow eligible veterans and service members to purchase a home with no down payment and no private mortgage insurance (PMI). I work with VA-approved lenders and am experienced in VA transactions in the Newcastle, Tuttle, and Blanchard area. Your benefit should work hard for you from day one.
Yes. Buying rural property requires knowledge about wells, septic systems, easements, and agricultural zoning. This is a specialty of mine. I actively work with buyers in Tuttle, Blanchard, and surrounding areas looking for land and acreage properties.
This is a very common scenario. We can structure your offers with contingencies, negotiate extended closings or leasebacks, or explore bridge loan options. I'll create a custom strategy that minimizes your stress and ensures you're not left without a "coop."
Lease to own is a great option if you're not quite ready for a traditional mortgage but want to get into a home now. Through a vetted third-party program, you put down 7% of the purchase price as option consideration money — no additional fees — and the program runs only a soft credit check that won't affect your score. You pick any home on the market that appraises and is insurable, we make an offer, and you typically close in about 30 days. I'm a vetted Realtor for this program, so I can guide you through the application and the whole process. Learn more at leasetoown.thecoopfinder.com.
